In addition to the legal obligation to obtain an EPC and the legislation relating to tenanted properties that require them to meet Category standard E ( thereafter it will need to be improved to meet Category C), new legislation governing the safety of electrical installations requires that you will need, by 1 April 2021, to obtain an EICR (electrical installation condition report) and carry out, at your cost, whatever improvements are recommended.

Since 23 June 2016 when it became known that the UK wished to withdraw from the EU, the money markets have acted very inconsistently. The residential investment property market has however remained strong and for Squires House, in particular, we have consistently exceeded the number of successful transactions year-on-year bringing the total number of property deals since incorporation to in excess of 2100. The challenge will be over the next two years as the UK aims to extricate itself from the clutches of the EU and the comfort a large economic block. Notwithstanding this uncertainty, Squires House remains committed to invest substantial funds into the residential investment property sector while continuing to add good quality commercial investments to its expanding portfolio.

Squires House Properties is pleased to report that the number of transactions carried out in the first 6 months trading (March -October) has exceeded the levels experienced in 2006-7 making this year on target to become the company’s best ever. Activity has again been countrywide although we have noticed pockets of increased activity in the South East and South West. We have been involved with a number of very large portfolios of both regulated and assured shorthold tenancies predominantly in the North and North West of England.
As expected activity slowed over Xmas but the market has been quick to regain momentum in January as sellers are keen to take advantage of good prices before the long awaited increase in interest rates. This has allowed sellers to free up assets to take advantage of other investment opportunities. The recent changes to tax breaks and stamp duty for BUY TO LET investors will, without doubt, have an impact and we expect that prices may see a short term realignment. Squires House Properties remains committed to investing in residential and commercial properties and has recently been allocated a significant next tranche of funding to facilitate acquisitions.

After witnessing a strong first 6 months, Squires House Properties has continued its aggressive acquisition programme. Owners of investment property have continued to seek to sell despite the low interest rates obtainable on the cash proceeds. Sellers are taking advantage of current high prices generally obtainable with the general consensus being that residential property prices have possibly peaked well before the general election. Squires House is pleased to report that the residential investment market has seen some strong improvement throughout the UK, and while London continues to outperform the rest of the country by some considerable margin, certain Northern regions are beginning to see some recovery. Notwithstanding the current economic uncertainty and further speculation of a house price bubble in London bursting once overseas investors seek to move funds to less heated European cities, Squires House has, nevertheless, injected considerable cash resources to facilitate its expansion of its portfolio of investment properties throughout the UK. During the past six months to March 2014, Squires House has purchased a freehold block of six flats which were subject to tenancies and short leasehold reversions in Camden Town London NW1 for £950,000, a tenanted house in Holland Park W11 for £1.8 Million as well as a property in Hampstead Village NW3 let to a long term protected tenant for circa £500,000. As well as acquisitions in London, we have been purchasing portfolios in Windsor, Slough, Lewes as well as in Bath and Devon.
